In commercial real estate, revenue leakage rarely comes from bad contracts. It comes from contracted terms that are never fully turned into correct invoicing and follow-up. Contracted revenue should equal invoiced revenue, but along the lease lifecycle there are several points where gaps tend to appear:
New lease: Billing data must reflect the agreed rent, indexation terms, supplements and discounts from the very first invoice.
Annual indexation: Base rent, CPI and the agreed indexation share must be applied correctly, from the right date and every year going forward.
Amendments and renegotiations: Changed terms and cost responsibilities must translate into correct charges, including time-limited discounts and supplements.
Termination and renewal: Notice periods need to be monitored to allow timely renegotiation, and invoicing must follow the lease’s continued term or termination.
From contract to correct invoicing
Securing the revenue stream across the entire lease lifecycle requires structure in four areas:
Standardised contract structure: We map how billing-relevant terms are documented and help define common requirements for structure and for handling non-standard terms.
Reliable contract data: Rent, indexation, supplements, discounts and critical dates need to be structured, quality-assured and up to date. We help identify where quality assurance is needed and structure the work.
Clear accountability across functions: We clarify roles and responsibilities between leasing, property management and finance, and support ways of working for handling contract changes.
A framework for revenue control: We help define control points, ownership and follow-up to detect and manage discrepancies between contracts and invoicing.
We identify gaps in the contract flow, prioritise actions and coordinate implementation together with your business and system specialists.
